We keep the old disciplines — inspect properly, measure properly, put the position in writing — and run them on systems we built ourselves, so answers come back in days, not weeks.

What is the difference between a valuation and a building survey?

A valuation is a professional opinion of what a property is worth, prepared to RICS Red Book standards for a specific purpose — lending, tax, probate, matrimonial or accounts. A building survey is about condition: what is wrong with the building, what it will cost, and what can safely wait. Buying a property often needs both, and they are carried out by different specialists.

Do you undertake Help to Buy valuations?

Yes. Repaying or staircasing a Help to Buy equity loan needs a valuation by a RICS Registered Valuer, prepared to Red Book standards and independent of anyone selling the property — Homes England will not accept an estate agent’s market appraisal in its place. Our RICS Registered Valuers carry these out. The report is only valid for a limited period, so it is worth timing it against when you expect to complete rather than obtaining it too early and having to pay for it twice.

How much will it cost?

It depends on the size and type of property and what the report is for, so we quote after a short conversation rather than from a price list. Whatever the figure, it is confirmed in writing before any work starts — the number you were quoted is the number on the invoice.

My rent review date has already passed. Is it too late?

Usually not, but delay is not free. The new rent is not applied from the day you agree it — it is backdated to the contractual review date, which is how a review left to drift turns into a lump-sum arrears bill. Some leases also make time of the essence for serving notices, and those deadlines can be lost. Worth a call sooner rather than later.

I have been served a Section 25 or Section 26 notice. What happens now?

These are the starting gun for a negotiation that sets your position for years, not routine paperwork. The window to respond is short and defined by statute — a landlord intending to oppose a renewal has two months. We are handling these for several clients at the moment, and the first step is always to read the notice against the lease before anyone replies to anything.

Do I need a schedule of condition before I sign a lease?

If the building is older or already shows wear, almost certainly. Commercial leases often carry full repairing obligations, which can leave a tenant required to hand back a property in better condition than they took it. A schedule properly referenced in the lease limits your liability to leaving it no worse than it was recorded on day one.

How do I know whether my building is underinsured?

You often do not until you claim, which is the problem. An estimated nine in ten UK properties are insured for the wrong figure. If the sum insured is too low, insurers can apply the Condition of Average and cut the payout in proportion — at exactly the moment you need it. A reinstatement cost assessment covers demolition, debris removal, professional fees and current building regulations, not just rebuild cost.

There is rust along the edges of my roof sheets. Does that mean a new roof?

Not necessarily. Cut edge corrosion starts where the factory coating was cut at sheet edges, laps or gutters, and it spreads under the coating from there. Caught early it is usually a clean, treat and re-coat job. Left alone it takes the fixings and the laps with it and ends in replacement of otherwise serviceable sheets. We survey roofs by drone where access is difficult.

Do you undertake structural surveys?

No. This is a specialist area and requires a structural engineer. We can recommend firms we work with.

Do you deal with boundary disputes?

No. For boundary disputes, you need a Chartered Land Surveyor who specialises in boundary demarcation. They will analyse historical conveyances and Land Registry plans to interpret title deeds, conduct highly accurate topographical surveys to plot exact legal property lines against physical ground features, and produce formal, independent reports to be used as expert evidence in mediation, property tribunals, or court proceedings.

Yes. We are based in Manchester and instructed across the United Kingdom — surveys, valuations and management from Cornwall to the Highlands. Distance changes the travel, not the service: the surveyor who inspects is the one who writes the report and answers the phone afterwards.

Are you regulated, and what does that mean for me?

Survo is regulated by RICS and supervised by HMRC for anti-money-laundering purposes. In practice that means valuations are prepared to Red Book standards, client money is held under RICS client money protection rules, and there is a formal complaints procedure you can use if we get something wrong.
